First: A single family rental property bought in 2012
This was purchased through several years of savings as a real estate agent, and purchased as a short sale near the bottom of the market
Second: Another single family rental property bought in 2012
This was also bought with savings while working as a real estate agent. It needed minor renovations.
Third: A triplex in the same area bought in 2012
This needed some work, but was in a great location I sold my car to help fund this deal
Fourth: A Single Family Home bought in West Los Angeles in 2016
This was bought with several more years of savings as a real estate agent
Fifth: A duplex bought in midcity in 2017
This was in a very central location, and is now known as “The $0 House” because I was able to cash out refinance my entire investment out from the property to reinvest elsewhere
Sixth: Another duplex bought in midcity near Inglewood in 2018
This was bought because it was a great value, could be rented out with a possible 2nd bedroom, and was close to so many new developments and construction
Seventh: Another Duplex bought in West LA in 2020
This was a primary residence with detached guest house.
Eighth: A Single Family Home bought in Las Vegas in 2020
This is a primary residence beginning Jan 2021.

What is an Investing or Stock Trading Portfolio
In order to really hone in and understand what a portfolio is, let’s take a look at a business example so we took a look at a regular business and how that business can look at its inventory as a portfolio.
For example, if we start breaking the business down into a few segments, you’ll start to notice that not every segment is created equally so if this business, the core focus of this business is to sell shoes that might be a large chunk of their business.
However, you have other parts of that business that might sell other items, like Tshirts. You might have another segment that sells sports equipment and another large part of that business could be in the personal fitness or consultation business.
Now you have these two main parts, shoes, personal fitness and you have some Tshirts and sporting equipment and let’s just say the last one they’re selling maybe like water bottles or just some basic little knickknacks, it could be sunglasses.
Now you have all these areas that create this business. So this inventory that they have or these services that they provide create this business and what you want that even though there’s a large chunk of this is for shoes and another large chunk for personal fitness.
The fact is that if any one of these areas falls or collapses, you have the others to back it up. For example, if the shoe sales drop, you might still get a great amount of sales from tshirts or sporting equipment or from the sunglasses and the water bottles or even from the personal training and personal fitness area.
If the sports equipment and the tshirts dropped and they have weak sales, you still have all the other areas to make up for those sales. So that’s kind of how the portfolio works for a business is the same way that you can apply it to your own investing portfolio if you’re talking about the real world.
Portfolio in your Investments
So if we take this out to the real world what happens is, is now you might have a large quadrant. I’m just going to use up box to represent this.
You might have a large quadrant of your investments, so in one quadrant what you might have is trading and this could be stocks and other things and this other quadrant you could have real estate, so this could be homes and other investments of the land in value and this could be something like cars or antique dolls or stamps.
There are a lot of other areas that you could invest in. Now you have this that represents your whole 100% of all your investments in totality.
Now if we take this a little bit further and we take this trading area and we move this to the next area right here and we break it down further, what starts to happen is again you get somewhat a diversified area.
You might have let’s say one big sector of you have stocks, you can have this area that’s ETFs, from this ETFs section you might also have speculative plays and here you might have option trades or features.
So you’ll have a lot of areas right now, that again start breaking things down. So it’s kind of like going from the 80 to 20 and zooming in further and now what you can do is you can take this section and move it even further,

The Global Wealth and Lifestyle Report 2021
The Julius Baer Lifestyle Index takes a basket of goods and services that reflect the highnetworthindividual (HNWI) lifestyle – ranging from residential property to laser eye surgery – and analyses costs in 25 key cities around the world. It then looks at global, regional, and categorical changes.
Julius Baer’s Global Wealth and Lifestyle Report 2021 explores the evolving world of highend consumption. This is the Index’s second year considering global trends, following its expansion from the Asia Lifestyle Index in 2020. This year’s report covers how lifestyles, regions, and wealth are changing across 25 major cities globally. What’s also new is that there are 12 special city portraits, which showcase testimonials from local residents, market analysis from our Julius Baer regional experts and research data.
Asia remains the most expensive region, partly because of the region’s swift recovery from the global health crisis, currency stability, and price resilience for the index items. Shanghai is now the most expensive city in the index, stealing the top spot from Hong Kong. Tokyo and Hong Kong are the second and third most expensive cities, respectively – yet the picture remains mixed, with Mumbai still one of the places where wealth goes the furthest.
The Americas is the most affordable region for living a luxury lifestyle this year. This is mostly due to the price of the US and Canadian dollars falling against other major global currencies and a sharp devaluation of currencies in Latin America. Mexico City and Vancouver are amongst the most affordable cities in the index. Just one city in the Americas (New York) remains in the top ten. This region is the most expensive place for healthcare, but personal technology remains affordable, as the US is home to many of the world’s technology titans.
Johannesburg has emerged as the most wellpriced place for luxury in the 2021 index. All the other cities in Europe, the Middle East, and Africa have risen up in the rankings, buoyed by the strength of the euro and the Swiss franc, with the exception of London – due to Brexit uncertainty.
When Julius Baer launched its first Global Lifestyle Index in 2020, no one could have anticipated that a global pandemic would soon disrupt social and economic life around the planet. The index was created to gauge the price inflation of a basket of goods that is indicative of the lifestyle of highnetworth individuals in cities around the world. It also enables investors to estimate what it takes to preserve, or even grow, their purchasing power in terms of portfolio returns.
Keeping prices ahead of inflation reflects the aspiration to maintain exclusivity. Purchasing power – especially in countries like China, which is now the key market for highend goods and services – rises considerably faster than inflation.
Preserving your lifestyle and your wealth
Maintaining a comfortable lifestyle and living well has never been more costly. The index shows that basket values are rising, driven by inflation, currency fluctuations, and the impact of local regulations and tougher taxes. It is no longer enough simply to maintain the same level of relative wealth: to maintain the status quo, highnetworth individuals must be invested and stay invested.
Preserving wealth for future generations requires longterm strategic thinking. It is only by actively engaging in wealth planning that families can plot a course that ensures the preservation of their legacy, not only in terms of maximising wealth but also establishing the values that will stand the test of time and create a positive impact in the world.
